Luxury & Contemporary Villas in Kerala

Larger homes on generous plots, planned as a sequence of pavilions, verandahs and gardens rather than a single block. Space is spent on shade, privacy and outdoor living as much as on room size.

Handling scale

Larger homes face a particular risk: rooms multiply, corridors lengthen and the house begins to feel institutional. Breaking a villa into wings or pavilions linked by verandahs and courtyards keeps each part at a domestic scale. Public rooms, family spaces, guest suites and service areas can then each have their own light, outlook and degree of privacy.

Outdoor rooms as part of the plan

On a generous plot the most used spaces are often outside the walls: a shaded verandah for morning tea, a pool terrace for the evening, a covered deck facing the garden. These are designed as rooms, with roofs, floors, lighting and fans, and oriented so that at least one is comfortable at any time of day. In the monsoon a deep verandah lets the household sit outdoors and watch the rain without getting wet.

Services behind the scenes

A large house needs serious infrastructure, and it is far easier to plan than to retrofit:

  • Ducts, shafts and plant space for air-conditioning and water treatment
  • Rainwater storage and recharge sized for a large roof area
  • Provision for solar panels on a roof that still looks composed
  • Backup power, pumps and electrical panels kept above likely flood levels
  • A separate service entry so deliveries and maintenance avoid the main door

Arrival and privacy

The approach to a villa sets its tone. A gatehouse in the spirit of the traditional padippura, a porch that shelters a car and its passengers from rain, and a forecourt that keeps parking out of view of the main rooms all help. Bedrooms are placed away from the road and from each other, with planting and changes of level providing privacy instead of high walls alone.
